Life as a Lettings Manager: Ask Angela (Part 2)
Have you got any advice for Landlords when looking for an agent?
Before you approach an agent be clear in your head what you’d like from them- most agent s offer a ‘Tenant Find Service’ to simply help you market the property and find a new tenant and a ‘Fully Managed Packaged’ which is the all singing, all dancing – they will find a tenant and then take care of everything thereafter…. allowing you the time to sit back and relax.
Ensure that they know what kind of tenant you’d like and any exclusions that you’d like to make. I’d also strongly recommend that you check the management contracts carefully to ensure that you’re happy with everything that they offer including the fees, notice periods etc.
Why should Landlords ask Broad Oak Lettings to manage their property?
I’d like to feel that we build a relationship with our Landlords, we offer a personal, yet professional service and as we are completely independent we are able to tailor our packages to fit your needs.
To give you piece of mind we are a member of The Property Ombudsman, UKALA, Property Redress Scheme and the local Landlord Accreditation Scheme. The funds that we hold on your behalf are protected with the Client Money Protect Scheme and the tenants deposits with my|deposits .
We keep Landlords informed of any changes to their property or tenants and above all our door is always open for any concerns that you may have, or a chat and a cuppa.
